Austria: Schoenherr advises Thalhof on sale of office and retail property in Vienna

Schoenherr advised Thalhof Immobilien on the sale of an office and retail building located at Aspernbrückengasse 2 in Vienna’s 2nd district to HIH Invest for a fund of an institutional investor.

The Schoenherr team advised the seller on all legal aspects of the transaction.

The seven-storey property, built in 1993 and fully let, comprises approximately 7,170 sqm of leasable space, including around 6,500 sqm of office space, as well as areas for gastronomy, retail and storage. The asset also offers 61 underground parking spaces and covered bicycle parking facilities.

The building has been awarded DGNB Gold certification and meets EU Taxonomy requirements, significantly enhancing its sustainability profile. Located within walking distance of Vienna’s city centre, the property benefits from a highly attractive micro-location and offers flexible space configurations suited to modern occupiers. Planned optimisation measures are expected to further enhance the asset’s value.
