Austria: Schoenherr advises Tishman Speyer on acquisition of mixed-use complex ”Milestone Wien Erdberg“ in Vienna

The Schoenherr team advised the buyer on all legal aspects of the transaction, including regulatory due diligence, real estate due diligence and financing.

The complex, completed in 2024 and located in the Neu Marx urban development area, comprises two building sections with a total gross floor area of approximately 18,700 sqm. The first section offers 418 fully furnished student apartments along with lounge, study and event spaces, a restaurant, a fitness centre and 32 parking spaces. The second section houses 48 serviced apartments as well as office and retail space. Both accommodation sections have been operated by Tribera since October 2024. The property is fully let.

The asset holds ÖGNI Gold certification. Its energy concept features groundwater heat pumps combined with thermally activated building systems, complemented by a rooftop photovoltaic installation, underscoring the property's strong sustainability credentials.
