Schoenherr advised M Core on the acquisition of Focsani Shopping Centre from KBC Bank. The transaction, which was recently closed in Bucharest, is part of M Core's expansion strategy in the local commercial real estate sector, where the group has made a series of high-impact acquisitions and developments worth EUR 150m in the past six months, including this investment.
Focsani Shopping Centre, a core retail asset spanning 45,000 m2 with a 92 % occupancy rate in 2025, further strengthens M Core's national presence. Home to more than 100 retailers, the centre has demonstrated sustained performance over the past 17 years.
Schoenherr's services included conducting due diligence investigations, as well as legal advice on the full range of corporate/M&A and real estate matters in connection with this transaction. The firm's competition, EU and foreign trade team advised on merger clearance and foreign direct investment (FDI) screening.
"Schoenherr's dealmaking activity reflects current market momentum and investment trends, and this is also relevant if we look at the resilient Romanian commercial real estate sector," said Schoenherr partner Markus Piuk, who led the team advising the buyer in this transaction. "We are happy to have been advising M Core on their strategic property investment in Focsani Shopping Centre."
